Property Description

Oriel Lodge stands as one of the few remaining substantial Georgian properties in Frome. The property is grade II listed and was completed in 1800 by Thomas Lacey, Oriel Lodge shares many features with the neighbouring Argyll House. Despite being repurposed throughout the years, the majority of the period features have survived the centuries. The current owners have thoughtfully restored the property to its previous grandeur, using high quality natural and reclaimed building materials, they have sensitively accommodated a modern open-concept living.

Stepping up from the road, the front door is large in scale and sits beneath a moulded architrave. The entrance hall features the original Victorian encaustic tiles as light from both ends of the house bounce from the high ceilings. The first reception room sits to the right, a spacious room with high ceilings and a reclaimed open fireplace. On the opposite side of the hall is the dining room which is open plan to the kitchen and features two perfect examples of an early Victorian stained glass window. Both the impressive reception rooms overlook the 7th-century cobbles of Gentle Street. The kitchen has solid bespoke American walnut cabinetry with a mixture of open shelving, cupboards and drawers with micro cement worktops. On the opposite wall is an Aga, further open shelves and a second beautiful 1920s stained-glass window.  A pantry room beyond with a checkerboard quarry tiled floor and birchwood cupboards with an integrated fridge freezer and an adjoining larder which is a fantastic additional large storage space. Doors on either side of the room provide access to the courtyard garden and to the side of the house. The ground floor is complemented by a cloakroom featuring a flagstone floor and a window with a view of the courtyard.

Upstairs on the half landing is a wet room finished in micro cement walls, a quarry tile floor and a brass rain showerhead. On the first floor, there is a wonderful drawing room with large sash windows and a wood-burning stove. There is a double bedroom and a very spacious main bathroom rolltop bath, with brass fitting and built in storage. On the top floor the three original rooms have been converted into one fabulous main bedroom and dressing room with a vaulted ceiling, exposed beams, elm floor boards, and triple aspect windows. Outside, there is a secluded private courtyard providing a perfect space for potted plants and a bistro table. There is a titled parking space which is currently a rose garden, residents usually street park for convenience. The independent shops and cafés are just a stroll away. Frome is a historic market town, just under 13 miles from Bath and surrounded by beautiful countryside. The town has many amenities, including good schools, two theatres, a cinema and a station with rail links to Bath, Bristol and London Paddington.
