Property Description

Located in the conservation area, 28 The Retreat's façade is framed by lilac, wisteria, and a magnolia tree, the entrance hallway has a newly laid slate flooring, to the right of the hall is the kitchen-family room, drenched with light from the two large sash windows, all have been restored with double glazing. Reclaimed floorboards extend the length of the room and sit beautifully against the white-washed walls. The kitchen sits off to the left with bespoke panelled base cupboards are topped with white stone worktop. A few of the original Elm floorboards have been repurposed to make three full-height cupboards, two as additional storage and one hiding the integrated fridge freezer. The traditional AGA takes pride of place and an electric hob and oven for cooking in the summer months. A freestanding central island and integrated dishwasher complete the understated kitchen. The utility area houses the boiler, and a laundry with a w/c, and a door for rear access to the veranda. The dining area accommodates a large dining table whilst the sitting area is beyond. French doors at the end of the room open out onto the south-facing garden.

On the left-hand side of the house are two further reception rooms, both boast reclaimed cheese boards underfoot and are separated by a pair of wedding doors, that can be left open as one big room or closed off. The large room is set up as a snug complete with a wood-burning stove, alcove bookshelves, and original stripped shutters. The smaller music room has a window overlooking an internal courtyard where the entrance to the annex is located. This second room easily could lend itself to a playroom or even an office.

The first-floor landing holds all four bedrooms and the family bathroom. A large double room is on the left-hand side benefiting from exposed brickwork, a built-in wardrobe, and views of the garden below. Opposite is the family bathroom, with a bath and a walk-in shower, finished with metro tiling and rustic wood panelling. On the same side sits the second double bedroom, a large room with painted floorboards, and a crisp white shower room en-suite. On the left side of the house is the third bedroom which is a smaller double, currently a studio overlooking the front entrance. Then the primary bedroom which is accessed via an internal corridor, boasts dual aspect, exposed floorboards with a dressing room, and an ensuite shower room. Winding up the elm staircase to the second floor you will find four rooms in the eaves which can be used for storage, play rooms or even hobby rooms if desired.

The garden has been beautifully landscaped and wraps around the property, the garden is well planted and there is a wealth of mature shrubs and trees. There is a rockery section, vegetable patch, compost area and a greenhouse, a rose-covered pergola outdoor dining area, and a covered veranda with reclaimed windows from the house creating shelter. Two useful sheds are located at the back and front of the  garden.

Just a five minute stroll to the train station and 'The Station', a unique space with The Rye's bakery, pizza restaurant and bar as well as many more eateries and events spaces. Plenty of options for walking from a 20 minute river stroll  to town via Rodden Meadows to a board walk footpath from the bottom of The Retreat down through the nature reserve and marshes.
